ItemEditor Problem

anyone know what the problem with it ? i am trying to open 10.98 and i have the right version ItemEditor but when i try to open it. it give me this error, why that?
the problem is in the tibia client?
the problem in ItemEditor?
and so can you give me the right client to use.. cuz i tried some its 10.98.

It says that your tibia.spr is being used by another program, Can you shut down whatever using it?

btw guys if you can help me with one more thing i will be super happy
why the map start edit things like that? look on the left red circle that was work like that.
and now its works like in right circle.. why that? there is any button i press in mistake that i dont know ?

You press "A" in your keyboard to enable/disable automagic border, When it's enabled it will map like the left one otherwise it will be squares like the right one, If I understood what you meant correct.
