Hmmm, i had the same problem once....
Im not sure is this is helping, but put your desktop config in 16-bit and try it again.

Reinstall and load Remere Map edtior and load your tibia.dat and tibia.spr and open your World filer Maybe works ^^

solved.. But HOW to fix that you can see the houses and towns in map... it have messed up a bit
