What is the best distro? Tfs or Real Server? Real server is available for download?

There is no distro named Real server.

You should use The Forgotten Server 1.X since thats the future.
TFS 1.2 can be found here:

You can find a real tibia datapack here:

You need to use an AAC to be able to create accounts since TFS 1.X does not have an in-game account manager.
