Which of these servers do you recommend the most to start a project? The most complete and stable.

Downgrading a real map is your best choice from high clients 10.x/12.x and copying/testing 1 script by 1 script in-game and Lua which is very time consuming I can tell because I am still in this process, Then testing quests 1 by 1 and fix/add the missing ones by follow Tibia wiki, Same for monsters/NPCs and spells.
You won't find a full real map with everything you need all the ones he posted above can be good but still requires so much work.
