Lua BOOST REGENERATION

If players are in area on 111/111/1-999/999/12 POSITION , mana regeneration for players gets boosted with 1 message on step on area \Greetings You have been boosted\ and mana 2sec50 mana lets say . than players leaves the area , message pop ups a message saying "Good Luck Fellow"

is that posible ?
