Stop using d&r servers.

The items.otb on the server does not match the items used for your map.
Most likely there is a Tibia version mismatch somewhere.

It normally happens if he converts a new version map to a lower client.. But that is as above said - due to a mismatch in item.otb
Either just substitue the tile for something else or read the error in console about otb, since there will be one
