how can i make it so that certain doors only open with the key assigned to it

Give them the same actionID.

do i gotta do anything in items.xml with the key or only in map editor? also how about for houses

Nothing in items.xml
The key has to have an action ID. Either set by a script or in editor.
What about houses?

if i want it that only the one that got the key to the door can access the house or be the owner
