Error with itemeditor for 10.98

So i have searched the whole otland about this error.Since I downloaded the original source for item editor (10.98) I kept getting a error with Microsoft.NET Framework, if I continue this then the second error is "Could not find a plugin that could handle client version 57.I have located for item editor my tibia I did everything but something I'm missing.

When you load your client don't select those 3 options, If you are selecting them.

Well i dont have them selected.To be sure what my problem is then look on my pictures.

At pluginthree.xml i have selected this version:

</clients>
