Help in finding a server

Hey everyone,
I have been looking around but couldn't quite find what I was looking for. Maybe any of you can help me, maybe what I'm looking for doesn't exist.
I'm an old tibia player, started back in late 2002, played it on and off for years, never been good at the game (PVP-wize).
I want to play some of the old tibia, so I'm looking for an OTServer which has a decent player base, has to be up to 8.6 (preferable 7.x). I don't care about XP rate, it can be anything. What is also important for me is this:
1. Real Map.
2. High regen (like 10 times or higher).
3. More than one use per crafted rune.

Anyone who can provide any info would be nice.
