You need to remove the items.otb from your remeres map editor folder. Then copy the one from your serverfolder/items folder. Then paste it in the map editor folder

That means that you're using an uncompatible items.OTB version, Delete the items.otb located in Program Files > Remere's Map Editor > data > your client and copy the otb from your data/items server to the folder you deleted the previous otb.

You could always download the newest RME that comes with all correct clients and OBT files. Can be used up to version 10.90
