Remeres Mapeditor (8.6) Need Help! (rep for help)

Hey Guys!
As Remere told me i navigated to the tibia 8.6 folder And the Versions 7.6-8.54 where all working for me but then i updated the mapeditor to 8.6 and from here it starts:
I am navigating to my tibia folder of 8.6 but it always says if i wanna create a new map :

Couldn't load Tibia.dat (and when i click ok then it says), Tibia.dat: Unknowen Optbyte '136' after '1'(and when i click again on ok it says -.-) Couldn't load client version !

Guys im confused i tried it with 7.6 too i navigated to the tibia 7.6 folder and then it says again : Please navigate to your 7.6 folder. I have Win 7 so i started it as admin too but nothing ... I never had problems with remere untill today :S

aah k remeres is for 8.61 too.
