(request) A server with this characteristics

I have been looking everywhere for a server with this characteristics:

*Sqlite (or XML if posible)
*Real Map (including rookgaard; with quests if possible)
*8.40 or above
*Most importanlty, it must WORK!!!

I hope someone can give me the link to a server like this.
Thanks in advance.

Ps. I dont need the server to be able to be put online, i just want it to play offline.

thats allright, i actually like xml better, but its almost impossible to find an XML server coz XML servers are used for older tibia versions.
