Windows Startindex Error

Hello guys! I've a problema each map that I download when I try to open says that the "startindex cannot be bigger than length of sequence of characters"

If somebody know what to do please help me solve this

This seems to be the only thread relating to Tibia for this problem.
I searched and cannot find an easy solution.
I would suggest uninstalling the map program you currently have and installing a fresh updated copy.
Remere's Map Editor would be my choice.
