Survival Tibia Game

I was thinking about starting a survival Tibia project. Where you would be able to craft house, boats, eat, drink, hunt, fish, and wharever else you need to do to survive. It would use a custom OtClient to add new features.
What do you guys think about this idea, does it worth the time, or should give up and try to start a project using Unity for example and forget about Tibia?
