What makes a house tick?

I'm sitting here, trying to understand how houses work. I made a town with a couple of houses with locked doors. I learned you use !buyhouse to buy the house which door you are facing. Ofcourse it doesn't work yet, I looked at the door with my character, and it simply said it was a locked door. I proceeded to check the house.xml and it's empty:

<houses />

Where do I go from here? Do I need a special kind of door? ^_^'
