What Map Editor Should I Use?

I am using TFS v.215 it is Tibia 9.81 and Im looking for a 9.8 map editor to use with it, I've been searching this website but majority of the threads aren't too direct so I figured I'd ask someone with some experience. Anyone have any suggestions?

I kept getting an error message that I can locate tibia.dat or tibia.spr even though I'm selecting the right 10.31 folder everytime. wtf?

NOTE: You need dat built on old structure to make rme read it.
