Is it possible to have two different servers

I have one I want as a real map, realistic Tibia. I want the other to be custom monsters.

So what do I need to do, just download another server distribution and have it all in a separate folder?

I won't run them at the same time, so its possible?

if they won't be running at the same time then it's fine, both can run on the same port

server port (the port that server listens on)
port = "7171"

the other one
erver port (the port that server listens on)
port = "7172"

^Then people has to connect from port 7172
Easy.
