Open your map in mapeditor like RME and find coords: ( 00584 / 65535 / 007 ) then delete them.
Such issue appears if you copied a part of a map from higher Tibia version.

In RME -> open your map -> edit -> other options -> remove all unreachable tiles

Then problem is with house.xml or spawn.xml. Those files may be corrupted.

it seems the remove all reachable items will fix my problem. However when I do this, if I save the map afterwards, Remeres map editor crashes and does not save the changes. Anyone have the same problem?
